FUND DESCRIPTION – We are a Private REIT CANADA

FCPRET is a private real estate investment trust focused in Southern Ontario that invests in multi-unit residential properties. The objectives of FCPRET are to: (i) provide Unitholders with stable and growing cash distributions from investments in real estate properties in Ontario, directly through acquisition of properties or indirectly through real estate mortgage lending; (ii) expand the asset base of FCPRET and enhance the value of FCPRET’s assets to maximize long-term Unit value; and (iii) increase FCPRET’s net operating income and Funds From Operations (FFO) per Unit, through internal growth strategies and accretive acquisitions.

ACQUISITION STRATEGY

FCPRET intends to acquire additional properties to grow its portfolio. FCPRET will benefit from the experience and expertise of its senior management and its acquisition and leasing knowledge to identify accretive acquisitions of multi-residential properties in growing secondary and tertiary markets in the GTA and surrounding areas where FCPRET’s senior management team has developed a network of industry partners and experience. FCPRET will seek to identify property acquisitions using investment criteria that focus on the quality of the tenants, market demographics, lease terms, opportunities for expansion, security of cash flows, potential for capital appreciation and potential for increasing value through efficient and hands-on management of the assets being acquired, including expansion and repositioning. FCPRET intends to acquire properties in markets that display relative strength in demographic characteristics, including population growth, household income growth and infrastructure development. FCPRET’s acquisition focus will be on buildings where property values can be increased through repositioning, refurbishment and/or rental increases.
