Pirasaanth Varatharajan is a Chartered Professional Accountant (CPA, CA) and co-founder of Foundation Capital, where he serves as Principal and Trustee. Before founding the firm, he built his career at a Big Four accounting firm, where demanding hours and capped upside led him to rethink the traditional professional path entirely.
That shift was not immediate. Pirasaanth invested in stocks, dealt with public market volatility, and managed single family rental properties that felt like a second full time job. He attempted flips, lost money, partnered with the wrong people, and spent sleepless nights learning the hard lessons that most operators go through before finding a strategy that actually works.
The clarity came with apartment buildings. Their value is driven by net operating income, which means there is a mathematical, operational path to improving performance through disciplined execution, expense management, and strategic financing. That insight became the foundation of how he approaches every deal.
At Foundation Capital, Pirasaanth leads underwriting, forecasting, and capital deployment. Every acquisition is evaluated with a CPA's precision: conservative assumptions, clear value creation plans, and an emphasis on protecting capital while maximizing long term unitholder returns. Under his leadership alongside his partners, the portfolio has grown to over $60M in assets across 350+ residential units in Southwestern Ontario.

The trust targets 15%+ annual returns through a combination of 7% cash distributions paid monthly and 8% capital appreciation, all available through RRSP, TFSA, RESP, and LIRA accounts with a $10,000 minimum investment.
